The housing crisis has reached epic proportions, with home prices and rents skyrocketing. Solving this shortage of affordable housing faces two big political obstacles.
First, NIMBYism (Not In My Backyard). While 78% of Americans support pro-housing policies, only 32% want an apartment building next door. Homeowners want to preserve their property values. This NIMBY perspective leads to housing shortages but is a huge barrier to increasing supply.
Second, partisan disagreement. Liberals advocate for subsidized affordable housing and updating zoning for density. Conservatives argue eliminating barriers to building would increase supply and reduce costs. With polarized parties controlling government, consensus has been impossible.
To make progress, compromise is needed. Streamlining dense building in cities while protecting suburbs could help. Smaller-scale options like duplexes may be more palatable than huge complexes. Targeted subsidies can spur affordable development. But the bottom line is more construction is essential to improving long-term affordability. Overcoming NIMBY attitudes and bridging the partisan divide is key.
